Negotiated
General Contracting
The majority of our work is acquired through the negotiated
contract and/or construction management process. One of the
advantages of this process compared to competitive bidding is
that the client can make sure they get BSI for the project.
Another key advantage is that the client can get the benefit
of our accurate and timely estimating, value analysis,
constructability analysis, and scheduling well before design
is complete. This enables the client to make informed
decisions early in the design process, when they have the most
impact, and before the design has advanced too far. At the
appropriate time, BSI can provide a guaranteed maximum price.
These contracts are typically performed on an “open book”
basis with the client receiving a share of any project
savings.
General
Contracting Hard Bid
Our roots are as a “hard bid” general contractor. In our early
years, the vast majority of our projects were awarded on a
competitive lump sum basis. In fact many of the solid
relationships we have with our long time customers were first
established when we were the successful low bidder on one of
our client’s projects. Now a much greater percentage of our
work is awarded on a negotiated basis, but we welcome the
opportunity to bid work when that suits a client’s interests.
And we believe our commitment to competitive bidding helps us
keep our edge when serving clients on all of our projects.
Design /
Build
BSI has outstanding relationships with many design
professionals, and a solid insurance program that effectively
insulates our clients from design liability risks. This
enables us to effectively execute design/build projects for
our clients. Most of our design/build work has been on office
and warehouse projects, but we are capable of providing
turn-key design/build services on many types of projects. |
